Special Order Items

We take pride in offering a curated selection of in-stock merchandise. If you are unable to find exactly what you are looking for in our showroom, we are pleased to special order the perfect piece for your space.

Please note:

  • Special order items may require approximately 8–12 weeks for delivery.

  • A 50% deposit is required at the time the order is placed.

  • Special order items are final sale and are not eligible for return.

We will keep you informed throughout the ordering process and provide updates as they become available.


Store Policy

All quotes issued by Designer’s Patio are valid for twenty-four (24) hours from the date presented and are subject to change thereafter.

Lead times and delivery dates provided at the time of quoting or order confirmation are estimates only and cannot be guaranteed. Production schedules, carrier availability, and transit conditions are outside of our control.

Orders are submitted to the manufacturer upon receipt of a fifty percent (50%) deposit and completion of all required documentation.

The remaining balance, plus all applicable freight charges, must be processed prior to shipment from the manufacturer. Merchandise will not be released for shipment until payment has been received in full. Once notified that merchandise is ready to ship, the outstanding balance must be reconciled within twenty-four (24) hours to avoid potential storage or holding fees. If payment is not received within seventy-two (72) hours of notification, Designer’s Patio reserves the right to cancel the order, and the deposit may be retained as a restocking fee.

All orders are considered final. Orders may not be changed, modified, or cancelled — including changes to the ship-to address — forty-eight (48) hours after all required order forms have been completed and submitted. If a ship-to address must be amended after this period, any administrative fees, rerouting charges, storage fees, or related expenses incurred will be the sole responsibility of the purchaser.

If the Tax ID number provided at the time of order placement is no longer valid at the time of final payment, applicable sales tax will be automatically added to the transaction.

All showroom floor purchases are final sale and are not eligible for return, exchange, or cancellation. Floor merchandise will not be held without full payment at the time of purchase. All purchased items must be collected within seven (7) days of the purchase date; merchandise remaining beyond this period may be subject to storage or holding fees.

If, after reasonable attempts to contact the purchaser, merchandise is not collected within an extended period and the purchaser remains unresponsive, Designer’s Patio reserves the right to deem the items abandoned. In such cases, the merchandise may be resold at Designer’s Patio’s discretion, and any payments made, including deposits, will be non-refundable.

It is the purchaser’s responsibility to inspect all merchandise at the time of delivery for freight damage or missing items. Any visible damage or shortages must be clearly noted on the Bill of Lading (BOL) at the time of receipt. Photographs documenting the issue, along with a signed copy of the BOL noting damage and/or shortages, must be submitted promptly to warranty@designerspatio.com to initiate a claim. Failure to document damage or missing items at the time of delivery may limit the ability to file a freight or warranty claim.
